Set within the scenic natural landscape of Brainerd, Minnesota, this 10-acre master plan transforms a pristine, undeveloped parcel into a vibrant and tranquil residential community tailored specifically for senior couples. Surrounded by mature pine trees and beautiful wetlands, the development leverages the site's rich ecological assets to provide residents with expansive, unobstructed views of nature while fostering a close-knit neighborhood environment.
The site layout is organized around a graceful, curving street network that organically clusters the residences. At the heart of this cluster lies the community hall, intentionally positioned as a central anchor. This facility serves as a vibrant social hub designed to accommodate diverse programming, events, and gatherings for both residents and their guests.
To respect the context of the surrounding area, the master plan introduces a thoughtful buffer zone between the new development and the existing neighborhood. This transition space is defined by a beautiful, restored meadow composed of native Minnesotan plants, ensuring privacy while enhancing local biodiversity.
The street edge is lined with shade trees, supported by a lush undercanopy of carefully selected shrubs to create a comfortable, human-scale environment. A diverse palette of perennials is integrated throughout the 16-foot garden strips and 4-foot plant strips, ensuring dynamic bursts of color that evolve with the changing seasons. By buffering the sidewalks with dense vegetation on both sides, the design promotes walkability, safety, and a continuous connection to nature right at the residents' front doors.
